Katarina TROGRLIC: Business coordinator. 27 years old, I was born in Canada, of Croatian origin. I have been living in Croatia since 2003. Since October 2004, I have been working and fulfilling the duties of EXEAT's business coordinator. I provide a constant link between the clients, our team of agents and the executives of EXEAT. From the first contact with clients to the organization of the visit of selected properties, I supervise and control the judicial and administrative activities linked to the acquisition of a property in Croatia. My knowledge of the Croatian culture, my North American influence and knowledge of the French language, allow me to better understand the wishes and expectations of each foreign client to efficiently assist them in Croatia. Emmanuel NEKIC: Co-founder and Associate. 27 years old, with a diploma in Political Science and European Law, I have worked for the French Embassy in Zagreb. In addition to consulting though communication and public negotiation as the co-founder and associate of EXEAT, I headed and directed the team in 2004, a year of growth and challenge. The opening of our Split office is proof of the efforts engaged and broadens our national horizon towards one of international nature. From, Paris, I continue to provide support and assistance to the team in Croatia. Julien PIEDNOIR: Director of EXEAT, Co-founder and Majority Owner. 30 years old, French, graduated in 1998 with a D.E.A diploma in Private Law-Contract Law from the University of Nantes, in 1999 received a D.E.A diploma in Business Law from Paris X. In charge of directing work in Property and Penal Law at the University of Nantes, I taught for a couple of years at the Chamber of Commerce and Industry in Angers and the Chamber of Commerce and Trade in Nantes. In the winter of 2002, while working on my doctorate in criminology at the University of Montreal, a project to acquire real estate was conceived. EXEAT d.o.o. 1- The beginning : ...The prices of the real estate market along the French, Spanish, Italian, Greek and Portuguese coasts were excessive with respect to my limited budget and my willingness to find a house with character situated in an idyllic setting. I searched for a calm and natural place, unaffected by the urban and touristic errors of the 70s. Along the sea, under comfortable temperatures, a close distance to France, and a custom to which I was a complete foreigner. I remembered the photos of the islands of Mljet and Hvar, which I had seen displayed in an American magazine, which declared the island of Hvar as one of the most beautiful islands in the world. The regime of Tito and the war in ex-Yugoslavia, consequently, limited the offer of real estate and tourist construction. Only 1h 30 by plane from most European capitals, Croatia is already a politically stable country. Her willingness to quickly enter the European Union has accelerated her development, which has lead to positive changes such as the adoption of a law to protect its coast. A cross between a Slavic and Mediterranean culture, Croatia offers a compromised perfection. The life is good and the water is transparent. Many architectural heritage buildings, parks and reserves are protected, notably by UNESCO. Old charming stone houses can be found along the coast which stretches for more than 1000 kilometers and includes over 1000 islands. Thus, I needed to find a reliable intermediary familiar not only with the Croatian real estate market but also capable of indicating and explaining the necessary procedure to secure such a transaction to a foreigner, such as myself. I looked for a unique intermediary capable of supervising all the steps linked to the acquisition of a real estate property in Croatia: from a personalized search of properties, the supervision of eventual renovations, the security of the legal operations (by controlling all documentation to the registration of my ownership rights), the payment of taxes, the renting of the acquired property to its eventual resale. Not having been able to find this offer of services within an expanding market, EXEAT was created on the 26th of June 2003 in Zagreb, as a company with limited responsibility (d.o.o). EXEAT, by definition « allows you to leave ».
